Reading a case sheet

The case sheet opens when you click a row. Everything comes from public NYC data; companies only, never people.

Finding

Status of the cycle 10 report (SWARMP or UNSAFE), the filing date and age in days, the sub-cycle and the cycle 9 status ("SWARMP → now UNSAFE" means the condition got worse). For UNSAFE, "amended report pending" means no later report rates the building SAFE yet.

First contact: inspection firm of record

The firm that filed the report, with its business address from the filing. The engineer or architect of record usually writes the repair scope and invites contractors to bid. The professional way in is to introduce your firm and ask to be considered for the bid - see the templates in the Playbook. Please do not go around the engineer.

Lead status

Sidewalk shed and penalty risk

Since when the shed has been up (from the chain of DOB shed permits), the shed firm and when the current permit expires. The estimated monthly penalty applies the Local Law 48 rate for the shed's age ($10, $100 or $200 per foot and month without work, capped at $6,000 for sheds over four years) to the building front from PLUTO, because shed length is not public. It is an estimate of risk, not a fine that is due. The law counts only from the second shed permit renewal since Jan 12, 2026: we count the renewals DOB has actually issued, and until there are two the sheet says “no LL48 penalty yet” with an estimated start from the current permit's term. A shed whose DOB job or permit is signed off no longer counts as up. Where the first shed permit dates from Jan 12, 2026 or later, the three Local Law 51 milestones are shown with their dates. Details on the method page.

Estimated job size

The middle half (25th-75th percentile) and median of estimated job costs on DOB facade repair filings since 2021 for buildings of the same size class and borough. It is the applicant's estimate on the filing, not a bid.

Managing agent and owner

The managing agent from the HPD registration (residential buildings with three or more units), with the number of other open cases it manages - one relationship can cover several buildings. The owner entity is shown for companies; individual owners appear as "Individual owner".
