Questions contractors ask before they buy
Everything about the list, the data, the estimates and the subscription. A question that is not here? Use our contact form, or use Log in to get a new access link.
How do you know that no contractor is working on a building?
We only list buildings without visible repair work in public DOB data, re-checked weekly. A case leaves the list when a facade, general construction or structural permit with facade work is issued after the report (including renewals of older jobs and sub-filings), when a scaffold permit for repairs is issued, or when a facade repair is filed in DOB NOW or BIS. Inspection access (rope access, IRA) and a shed alone do not count as work.
What public data cannot show: repairs done without a permit as "ordinary repairs", and contracts signed before anything is filed. So a case can already be spoken for. Every case has an Already taken button: one click hides it for you, and we re-check it.
Is this a lead-selling or referral service?
No. Facade Repair Radar is a flat-price subscription to public data. There are no commissions, no fees per case, no success fees, no brokering and no promises about bidder lists - we do not introduce you to owners, engineers or managing agents. The inspection firm of record usually writes the repair scope and invites bidders; the list tells you whom to ask. Whether and how you reach out is your decision.
Do inspection firms and contractors see the same buildings?
No - two lists, no overlap. Our sister product FISP Radar shows facade inspection firms the buildings before their cycle 10 inspection. Facade Repair Radar shows contractors only buildings after a SWARMP or UNSAFE report has been filed. By then the inspection is done; the list names the inspection firm as the first contact for the repair bid. Inspection firms can ask us to hide their name in the contractor list.
Where does the data come from?
From NYC Open Data, all public: DOB NOW facade compliance filings (every FISP report with status, dates and inspection firm), DOB NOW job filings and approved permits (including sheds and scaffolds), BIS job filings and permits, ECB and DOB NOW safety violations, the DOB facade filing status list, HPD registration contacts (managing agent, company name only) and PLUTO (floors, year built, units, building front). We rerun everything weekly and show the data date on every list.
The DOB map and the shed map are free. What do you add?
The DOB facade map shows the status of each building; the shed map shows active sheds. Neither tells you whether a repair has started - that takes about ten lookups per building across nine datasets. We do that for every case, every week, and add the first contact, shed age and penalty risk, managing agent, building size, an estimated job size, a map, filters, team status and an e-mail when new cases open.
What is "Open, firm known from earlier work"?
In the 36 months before the report, a contractor held a facade permit on the building or a facade job was filed there, and nothing has been issued since the report. We name that firm and the date. The building is still open, but the owner or engineer may go back to that firm first - worth knowing before you reach out.
How do you estimate the penalty and the job size?
Penalty risk: the shed age comes from DOB shed permits (BIS and DOB NOW), the shed length is not public, so we use the building front from PLUTO and the LL48 rate for that age (capped at $6,000 per month for sheds 4 years or more). LL51 milestones only apply where the first shed permit was issued on or after Jan 12, 2026. Job size: the middle half (25th-75th percentile) of estimated job costs on DOB facade repair filings since 2021 for buildings of the same size class and borough. Both are estimates, not quotes, fines or bids.
Does the list contain personal data?
No. Inspection firms, contractors, managing agents and owners appear as companies only. Individual owners appear as "Individual owner" without a name; the names of inspectors, applicants and owners' representatives in DOB filings are never shown. Any company can ask to be removed from our public samples through our contact form.
Can my whole team use it?
Yes. Up to 10 colleagues are included, each with a personal login link. Everyone sees the same cases, statuses and notes; cases can be assigned to a person, and the history shows who changed what. The subscription owner adds and removes members; a removed link stops working at once.
How often is the list updated?
Weekly. Every Tuesday we reload the DOB data, re-check every open case and add new SWARMP/UNSAFE reports. You get an e-mail with the new cases in your boroughs and the cases that dropped off, with the reason.
Why are public buildings and NYCHA not included?
Repairs on City, State and NYCHA buildings (including PACT/RAD conversions) go through public procurement or framework contracts. They are not leads in the sense of this list, so we leave them out.
How do we contact the inspection firm or the managing agent?
Through their office: the inspection firm's business address is on the report, the managing agent comes from the HPD registration. Subscribers get short written templates (an introduction to the engineer of record, a note to the managing agent) - no calls needed. Please do not send mass mailings to owners; our terms ask you to respect the engineer's role in the bid.
What if the list does not work for us? Can I cancel?
Try it before you pay: five free cases from your borough and the demo with invented data show how the list works. The annual plan renews after 12 months; we remind you 30 days before (at the latest 15 days before), and you can switch renewal off at any time before the renewal date via the link in the reminder e-mail or our contact form - access continues to the end of the paid year. The founding price goes to the first 10 paying firms, until Mar 31, 2027, and is kept at every renewal. Fees are non-refundable except where required by law or where our terms provide for a pro-rata refund (terms, section 5a). If you don’t renew, the account owner keeps a free basic plan: the five open cases with the highest priority in a borough you choose, updated with each data run, and your work list (terms, section 5d).
Can we switch from Outer Boroughs to NYC later?
Yes, at any time. Within the first 90 days of your current term we credit the full amount you paid for Outer Boroughs against the NYC price; after that, the credit is pro rata for the full months left in your 12-month term. You pay the difference, and the NYC plan runs 12 months from the switch. Your access link, team, statuses and notes stay as they are. Terms, section 5b.
How does payment and invoicing work?
1. Reserve with firm and business e-mail, no payment details. 2. Payment link: when online checkout opens, we e-mail you a secure Paddle checkout link at the reserved price; nothing is charged until you complete it. 3. Invoice: Paddle.com, our Merchant of Record, issues the invoice in your firm's name and adds sales tax where it applies. 4. Access: your personal access link arrives by e-mail. Online checkout is not live yet, so today every purchase starts with step 1.
Who is my contract with, and which law applies?
Your contract for the service is with Christoph (Chris) Ploner, who runs Facade Repair Radar near Vienna, Austria; the full address is in our imprint. Once online checkout is live, payment, invoice and any sales tax are handled by Paddle.com as Merchant of Record. Austrian law applies (terms, section 10). Before either side goes to court, it first sets out the claim in writing by e-mail and both try to settle it in writing within 30 days. The service is for businesses only.
